IVANHOMES – TERMS & CONDITIONS (Domestic Building Projects – Last updated October 2025)

Working Hours Monday

Friday 8:00 am to 4:30 pm (7.5 hours productive work + 1 hour break). Overtime or weekend work only by prior written agreement at 1.5 × standard rate.

Site Access & Parking

Any parking permits or congestion/Ulez charges will be re-charged at cost plus reasonable administration time. We will not pass on any parking fines incurred through our own fault. Access required 7:30 am - 5:00 pm Monday-Saturday for deliveries and set-up.
 

Start Date

We will confirm your start date in writing. We may adjust by up to ±5 working days if weather, previous job overruns or supply problems occur. We will always give you as much notice as possible (minimum 48 hours where practicable).

Welfare Facilities

We will always treat your facilities with respect (toilet, sink and small drying area). If you prefer we arrange a separate welfare unit, we will quote the hire cost upfront. We need a 3 m × 3 m level space with 240 V power.

Site Security

You are responsible for providing reasonable site security. We accept responsibility for any loss or damage to our tools, equipment or materials that is caused by our own negligence.

Quotations

• Under £10,000 – free quotation, returned within 3 working days of our visit

• Over £10,000 – £250 + VAT detailed quotation fee, fully deducted from your final balance if you proceed with us

Cooling-Off Period & Cancellation

Before Work Starts You have 14 days to cancel from the date you accept our quotation (Consumer Contracts Regulations). If you cancel after we have ordered materials or hired plant specifically for your job, you only pay our proven costs (receipts provided) plus any genuine restocking charges.

Payment Terms

All Invoices are due within 7 days. Payments received after 14 days will automatically accrue statutory late-payment interest (8% + Bank of England base rate) from the original due date. Work may be paused if invoices become seriously overdue – we will always contact you first.

Fixed-Price Payment Schedule

40% – Deposit due 7 days before start date

30% – due at 50% completion

30% – due on practical completion

Estimated / Daywork Payment Schedule

Initial materials & plant – invoiced 7 days before start date and payable before work begins

Weekly invoices - every Friday, payable within 7 days Final invoice

On completion, payable within 7 days

Variations & Extra Work

All changes must be agreed and priced in writing before we start them.No variation or extra work will be carried out or charged without your prior written agreement (email is fine)

Your Responsibilities

• Obtain planning permission, building regulations, party wall agreements etc. (we are happy to help coordinate)

• Inform us of asbestos, underground services or contamination • Maintain your buildings insurance covering the works

• Keep pets clear of active work areas

Practical Completion & Snagging

Practical completion is when the works are finished and safe to use (minor decorative items may remain). We will walk round with you on the final day, agree a written snagging list and complete all items within 14 days (weather permitting).

Defects Guarantee

• All workmanship & materials - 12 months from practical completion

• Structural elements (foundations, steels, roof structure etc.) – 6 years

• Cosmetic items (paint touch-ups, minor plaster marks) – 3 months

Just contact us as soon as you spot anything and we’ll return to put it right free of charge (provided it’s not normal wear and tear, misuse or changes made by others).

Photographs for Marketing

We may photograph the finished project for our website and portfolio (no personal belongings shown). If you prefer we don’t, simply let us know at any time.

 

Limitation of Liability
Nothing in these terms limits our liability for death or personal injury caused by our negligence, fraud, or any liability that cannot lawfully be excluded. Subject to that, our total liability under this contract shall not exceed the contract price

 

General

These terms are governed by the laws of England and Wales

We will only use your personal data to perform the contract and comply with our legal obligations.
